Leasing Requirements & Application

Thank you for your interest in leasing a home from Kiley Management!  All adults over the age of 17 living in a Kiley Management property must pass a screening process. Prior to submitting your application, please review the following resident qualification criteria:

Income

The combined household income must be a minimum of three (3) times the monthly rent. Employed applicants will be asked to produce pay stubs for the past two pay periods. Additional legal sources of verifiable income may be accepted. Examples include social security, child support, disability, retirement, bank statements, and any other legal, verifiable income. Applicants starting a new job may be required to provide a verification of employment letter on employer letterhead confirming start date and compensation terms.

Credit

A credit report will be processed on each applicant, and all credit situations will be considered on a case by case basis. Some general guidelines that we follow include:

  • A FICO score above 680 for the best security deposit terms

  • All bankruptcies (Chapter 7 or 13) must be discharged at the time of application

  • No landlord collections

  • No outstanding judgments

  • No rental collections

  • No seriously delinquent or past due accounts

Criminal History

A criminal background check will be completed for each Applicant.

Rental History

Rental history will be verified for each applicant. A minimum of 1 year, verifiable rental history is required. Prior evictions may result in an automatic denial of the application.

Application Fee

A non-refundable $75.00 application fee must be paid at the time of application.

Required Documentation

Please have the following documents available in .pdf format for attachment during the application process:

  • Two most recent pay stubs

  • Non-expired government issued photo identification

  • Most recent bank statement
